How you opt in
You receive text messages from us only if you gave us your number and asked to be contacted — by checking the SMS box on the form on this site or on one of our Facebook or Instagram lead forms, by texting us first, or by asking us directly. The text-message box on our Facebook and Instagram forms is optional and starts unchecked; leave it unchecked and we will follow up by email only. Consent to receive text messages is never a condition of any purchase or service.
Message frequency
Message frequency varies. You will typically receive no more than five (5) text messages regarding a given property, sent over a period of approximately two weeks, plus replies to messages you send us. We do not run recurring or ongoing message campaigns beyond this.
Message and data rates
Message and data rates may apply. Charges depend on your mobile carrier and plan. Keys Gate Realty is not responsible for charges from your wireless provider.
How to opt out
You can stop receiving messages at any time. Reply STOP to any message and you will be unsubscribed immediately and permanently. We also honor STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT, REMOVE and OPTOUT. After opting out you will receive one confirmation message and nothing further.

Where contact information comes from
Most of it comes from you: through the form on this site, through a Facebook or Instagram lead form you submit (Meta passes us the details you enter), or from contacting us directly. We also contact property owners regarding real estate that is or was publicly advertised for sale, using publicly available records including county property appraiser records, and licensed third-party real estate data providers. We do not purchase mobile numbers for resale and we do not share them onward.
Information we collect
- Your name, email address and phone number, when you submit a form
- On a Facebook or Instagram lead form, the property address you enter and your answer to its one question
- What you told us you're interested in — buying, selling, or property management
- Whether you consented to text messages, and when
- Property details such as address, bedrooms, bathrooms, year built and assessed value, from public records
- Your responses to our messages
How we use it
- To contact you about your inquiry and our real estate services
- To answer your questions
- To maintain records of opt-out requests so we do not contact you again
We do not use this information for automated decision-making, and we do not sell it.
Our ads on Facebook and Instagram
To show our ads to property owners in South Miami-Dade, we use Meta's Custom Audiences tool with owner names and contact details from public records and licensed real estate data providers. The details are hashed (turned into unreadable codes) on our computer before upload. Meta uses the hashes only to find matching accounts, then deletes them, and does not share them with other advertisers. Text-message opt-in data and consent are never uploaded or shared with any third party. To be left out of these uploads, contact us; you can also manage the ads you see in your Facebook and Instagram ad preferences.
Data retention
Contact records are kept only as long as needed for the purposes above, or as required by Florida real estate recordkeeping rules. Opt-out records are kept permanently, specifically so a number that has opted out is never contacted again.
Your choices

- Reply UNSUBSCRIBE to any email, or use the unsubscribe link, to stop all email
- Contact us to have your information removed entirely
