The portals and the paperwork disagree

Median closed rent in 2026 is 9% lower than 2025 across 19 and 20 leases respectively. That is a small sample and a shift in the mix of properties can move it, so treat the direction as a signal rather than a measurement — but it is a signal built from signed contracts, which is more than most published rent indices can say.

Where the numbers come from

Every row is a residential lease I personally closed in south Miami-Dade, representing either the landlord or the tenant. The rent is the executed figure from the signed lease, not the advertised price. Coverage by city: Homestead (37), Miami (4), Doral (2), Key Largo (1). Of 44 leases, 40 carry a verified square footage and feed the per-square-foot figures and the estimator.

What is excluded

Leases without a recorded close date are left out entirely. For the per-square-foot figures only, 2 lease(s) fall outside a $0.80–$3.20 band and are set aside as recording faults rather than market signal — a unit-level lease carrying a building-level square footage, for instance. Those leases still count in every rent figure on this page. Commercial and short-term lets are not in the dataset at all.

The honest limitation

This is one set of closed files, not the whole market — enough to be useful, not enough to be authoritative, where a county-wide index would run to thousands. What it has that the big indices do not is that every figure is a signed contract rather than an advert, and every address is published on the rented page where you can check it.
