The price is the easy part.

What actually decides affordability here.
I wrote these up because the same three things surprise almost every buyer in south Miami-Dade. Read them before you start looking — they will change what you look at.
How it goes
Four steps, no theatre.
Buying should be boring. The stressful version usually comes from something nobody checked early enough.
Work out the real monthly number
Before we look at anything. Payment, taxes at the reset rate, insurance, HOA. It is usually different enough from the online calculator to change the search.
Search on what matters
Full MLS, including days on market and price history. A house that has sat ninety days is a different conversation from one listed on Friday.
Check insurance before the offer
Roof year, wind mitigation, flood zone. Finding out a house is uninsurable after you are under contract costs you the inspection money and the momentum.
Write it to be accepted
Terms, timelines and what to concede matter as much as price. And if the answer is that this one is not worth it, I will say so.
