I came to real estate in 2021 from property acquisition and management. That is still how I read a deal — where the value actually sits, and which problem is going to surface in week three rather than at the closing table. It is also why most of this site is arithmetic instead of adjectives.

The practice runs on three unglamorous things: communication, responsiveness, and solving problems before they reach the closing table. Buyers get a clear-eyed read on what fits their life and their budget, with the insurance, the tax reset and the association costs worked out before anyone falls in love with a house. Sellers get considered pricing, professional photography, and exposure placed across hundreds of sites and targeted campaigns.

Those are my figures as the MLS holds them, covering every closing since 2021. My sales close at 98.88% of asking price against an MLS-wide 97.42% over the same period — about $7,715 to a seller on an average $528K sale.
