What one empty month costs, on average, across the rentals I've filled. Vacancy is the single biggest number in this business, and almost nobody talks about it.

How it works
Four things, done properly.
Property management is not complicated. It is just a lot of small things done on time, and most of the cost of getting it wrong shows up as an empty month or a bad tenant.
Price it off closed leases
I pull what actually leased nearby and how long each one took. Overpricing a rental costs more than underpricing it — an empty month is gone forever, but a slightly low rent corrects at renewal.
Market it like a listing
Photographed properly, on the MLS, syndicated out, and shown by me. Most rentals are marketed as an afterthought, which is exactly why they sit.
Screen, then decide together
Income, rental history, and an actual conversation. You see what I see before anyone signs — it stays your property and your call.
Then I handle the day-to-day
Repairs, maintenance, and the 9pm phone call come to me. Rent collection, statements and accounting run through Keys Gate Realty, so the money side sits with a brokerage rather than an individual.
