Roof age is the number that decides your insurance
In most of the country insurance is a line item you check near closing. In Florida it is frequently the number that decides whether the deal happens at all — and roof age is the single biggest input.

Why carriers care so much about the roof
Almost all of the catastrophic loss a Florida insurer pays begins with the roof. Once the covering fails, water does the rest of the damage. Underwriting reflects that: carriers set rules about how old a roof can be and still be written at all.
Those thresholds differ by carrier and by roof type — tile and metal are generally treated more generously than shingle — and they move with the market. The practical effect is consistent though. Past a certain age, your choice of carriers narrows, then disappears.
What this does to a sale
An older roof does not just cost the buyer more. It can remove their financing entirely, because a lender will not close without bound insurance, and insurance may not be available.
That turns a roof question into a buyer-pool question. Cash investors remain, financed retail buyers thin out, and the price follows the pool.
This is why I ask about roof age before we discuss list price. It is not a detail to handle during the inspection period — it shapes the strategy.
Wind mitigation: the cheapest money in Florida real estate
A wind mitigation inspection documents features that reduce hurricane risk: roof covering and deck attachment, roof-to-wall connections such as clips or straps, roof geometry, secondary water resistance, and opening protection like impact glass or shutters.
Those credits are usually substantial relative to the cost of the inspection, and they last for years. Many Florida homeowners are paying more than they need to simply because nobody has run one on their house recently.
If you are selling, having a current wind mitigation report ready lets a buyer get an accurate quote quickly instead of a worst-case one — and worst-case quotes kill contracts.
What to check before you make an offer
Get the roof's age and permit history from the county, not from the listing. Permits tell you when it was actually replaced.
Get a real insurance quote during your inspection period, not an estimate. Ask the agent specifically whether the quote assumes wind mitigation credits, and whether the carrier will still write the policy at renewal given the roof's age.
Ask whether the property is in a flood zone as well. Much of south Miami-Dade is not Zone X, and flood is a separate policy from your homeowners cover.
If your roof is older and you want to sell
The options are usually: replace it and price accordingly, offer a credit and let the buyer replace it, or price it as-is for the cash market. Which one nets you more is arithmetic, and it depends on the spread in your specific neighbourhood.
What does not work is listing at a retail price with a twenty-year-old roof and hoping. That produces sixty days on market and a price reduction, which costs more than the roof discussion would have.

Sometimes, but options narrow as the roof ages, and carrier rules vary by roof type and by insurer. Because a lender will not close without bound coverage, an uninsurable roof can effectively remove financed buyers from the market for that home.
