Keys Gate is not one fee. Depending on which neighborhood you are in, you may pay a master maintenance fee only, or a master fee plus a separate association fee for your condo. Below is the 2026 schedule as published by the Keys Gate Community Association, in one place.

How the fees are structured
Almost every home in Keys Gate pays a master maintenance fee to the Keys Gate Community Association. Single-family and most townhome neighborhoods pay that and nothing else.
Condominium neighborhoods pay two line items: the master fee, plus an association fee set by their own condo association. When someone tells you "the HOA is $288", ask which of the two they mean — it is usually only half the real number.
All fees are due on the first of the month and are late on the 15th. The standard late fee is $25.

Centergate and Augusta Greens condos
Centergate condominiums (Skyview, Gardenview, Parkview and Lakeview lines) carry a $331.00 master fee, with association fees that vary by building and floor plan across roughly $270 to $560 per month. Because those vary unit by unit, confirm the exact figure for the specific unit before you rely on it.
Augusta Greens Condo is the outlier in the other direction: a $135.00 association fee plus the $261.00 master, so $396.00 a month.
Towngate and Palm Breeze are billed on the same first-of-month, late-on-the-15th cycle. Seascape, Towns at Seascape and Palm Cove association fees are handled by Property Keepers rather than by KGCA directly.
What this means if you are buying
The fee is part of your monthly payment, and lenders count it. A $650 condo fee is roughly the debt-service equivalent of another $100,000 of mortgage at current rates — it moves what you qualify for.
Ask for three things before your inspection period ends: the current fee, the association's reserve position, and whether any special assessment has been voted on or discussed. A pending special assessment follows the unit, not the seller.
Florida condominium buildings are also subject to structural integrity reserve study requirements, which have pushed fees up across the state. A fee that looks low today is worth a second question, not a celebration.
What this means if you are selling
Buyers price the fee in whether you like it or not. Being straight about it up front — and having the estoppel information ready — prevents the renegotiation that otherwise arrives a week before closing.
If your association has a pending assessment, disclose it. It will surface in the estoppel letter regardless, and finding it late is how deals die.
