You found me - here is the short version
You looked me up. Here is what you need
I am Zachary Tranten, a licensed Florida real estate sales associate, license SL3576483, with Keys Gate Realty in Florida City. I sell homes across south Miami-Dade: Homestead, Florida City, Cutler Bay, Palmetto Bay, the Kendall corridor and the Redland. Rated 5.0 across every review on Google and Zillow. If you are deciding whether to call, the three sections below are the fastest way through.

If you are thinking about selling
The useful first step is not a listing appointment. It is knowing what the house is actually worth and what you would net, before anybody talks you into a number.
Send me the address and I will put together a comparative market analysis - what genuinely comparable homes closed at, what makes them comparable, and an honest range rather than a single flattering figure. No obligation attached to it, and no pressure if the answer is that this is not your year.
One thing worth reading first: what selling actually costs in this county - which is less than a generic Florida calculator will tell you, because the buyer customarily pays for owner's title insurance in Miami-Dade.
If you are buying
The expensive surprises in this county are not the ones the listing shows you. They are insurance, the tax reset after you buy, flood zone, and open permits on work a previous owner never closed out.
Send me an address and I will tell you what I would want checked before anyone writes an offer on it. If it is your first purchase, the FHA page covers which houses here pass and which do not, which is the part lenders never explain.
I am not a lender. Anything about qualifying, rates, credit or how much you can borrow goes to a licensed mortgage loan originator, and I will tell you that every time you ask.
If you own a property here and are weighing what to do with it
The question most owners are actually asking is whether to sell now or hold another year, and that is an arithmetic question before it is a strategy one.
I will run both sides on your actual property: what it would sell for today and what it nets you, against what it realistically returns if you keep it. The comparison is laid out here, and the rent data is from signed leases rather than asking prices, which is the difference between a useful number and a hopeful one.
Out of state, or the property came to you through an estate? Those have their own mechanics and neither is as difficult as it first looks - the probate and title side is written up here.
What you should check before trusting any of this
The license. SL3576483, held with Keys Gate Realty. You can verify it yourself in seconds on the Florida DBPR licensee search - type the number in and it will show the status and the brokerage. Do that with every agent you talk to, not just me.
The reviews. They are on Google and on Zillow, under my name, and every one of them is from somebody who actually closed a transaction with me. Read the specific ones rather than the rating.
What I will not do. I will not give you a number I cannot defend with closed comparables, I will not tell you what your insurance will cost - that is a licensed insurance agent's job - and I will not answer a legal or tax question that belongs to an attorney or a CPA. Where something sits outside what a real estate license covers, I will say so and point you at the person whose job it is.
Common questions
What areas do you actually work?
South Miami-Dade: Homestead, Florida City, Cutler Bay, Palmetto Bay, the Kendall corridor including West Kendall and Country Walk, and the Redland. I am based out of Keys Gate Realty in Florida City and I am genuinely in these neighborhoods every week, which is the only reason my read on a street is worth more than a website's.
What does it cost to work with you?
Commission is negotiable and is not set by law or by any real estate board. It is agreed in writing before anything is listed, and I will walk you through exactly what it covers and what comes out at closing before you sign. There is no charge for a comparative market analysis or for a conversation.
Are you going to put me on a mailing list and chase me?
No. Tell me what you want and when you want it, and that is the cadence you get. If the honest answer is that you should wait a year, I will tell you that - a listing taken at the wrong time helps neither of us.
Can you help if I am not ready for months?
Yes, and that is usually the better call. The things that decide your sale price - a roof permit date, an open permit, condition work worth doing and work that is not - are cheaper and easier to deal with months ahead than during an inspection period. Early is the right time to ask.
